Neighbourhood Hightlight: Amberwood, Stittsville

If you live in Stittsville or Kanata then you likely know about Amberwood Village in Stittsville. It is a well-known adult lifestyle retirement community adjacent to the Amberwood Golf & Country Club. It is also one of Canada’s very first adult communities. Read on for details about why it is so well loved.

Developer Jack Johannsen created this “Florida  vacation-home lifestyle” community” on the edge of Stittsville. Located just south of Hazeldean Road and east of Stittsville Main Street is the cozy community of Amberwood Village. Building began in the late 1970s with a series of houses, both attached and detached, built adjacent to the Amberwood Golf Course. 

The condos are all set on dead-end streets, which make them quiet and safe. Many have attached garages (both single and double) and others have detached garages clustered together in parking areas. Beautiful streetscapes with gardens, mature trees and winding paths with views of the golf course are found throughout the neighbourhood. 

The interior of the condos range from sprawling bungalows to smaller townhome bungalows. Some offer loft spaces and finished basements while others are all focused on main floor living. Today, there is a mix of renovated homes and those in original condition that come on the market. As the neighbourhood experiences a turnover, we are seeing more and more renovations take place. 

A number of newer streets were added in the early 90s, featuring condo row houses with double car and single car attached garages.

The neighbourhood itself is quiet and aesthetically beautiful with mature trees lining the streets, parks dotted throughout and views of the golf course from all around. There is a real sense of community with many events taking place at the Amberwood Village Golf Course as well as the club’s restaurant, ALE. 

A major draw of the neighbourhood is its proximity to amenities such as groceries, shopping, medical clinics, public transport, restaurants and more. While it is conveniently close to all that you need, the feel of the neighbourhood really does feel like a peaceful retreat. It is really something special. On top of the city amenities, the golf course itself offers not just golf but event space, a restaurant, cafe, outdoor swimming pool and racquet ball courts.

The vast majority of homes here are owned as opposed to rented. As it is a retirement community, residents are mainly aged 55 plus and the vast majority are married. There are approximately 650 people living in Amberwood Village.
