Fairwinds is a neighbourhood in Stittsville situated nearly on the border of Kanata. This gives it easy to access to the amenities of both Kanata and Stittsville. While there is an enclave of older homes, more associated with the neighbourhood of Johnwoods, the vast majority of homes were built from 2005 onwards, and all by Mattamy Homes.
Amenities & Location
Residents are drawn to the area for its convenient access to any amenity you could think of. Within walking distance there are grocery stores, restaurants, cafes, trail systems as well as the Canadian Tire Centre – never fight traffic to see a concert or Sens game again! Parks are throughout the area and include splash pads in summer and outdoor rinks in winter. There is a good sense of community in the neighbourhood which is kept up by the neighbourhood association via their Facebook Group.
Tanger Outlets, Cabela’s, Princess Auto, medical and dental clinics are also just minutes away over the Queensway. Shops and amenities lining Hazeldean Road such as Rona, Home Sense, Winners, Michael’s, The Keg, Starbucks and more are all within minutes driving or even walking distance.
Don’t miss out on some of the great locally owned restaurants such as Masakali Indian Cuisine or The Village Cafe.
The other great thing about the location of Fairwinds is its access to public transport and major commute routes. The 417 is accessible within minutes, without a lot of traffic. Get to Carp or Kanata North via Huntmar Road, Kanata or Stittsville via Hazeldean or Maplegrove or even deeper into the heart of Stittsville or Kanata South via Iber Road.

Demographics & Statistics
As mentioned the majority of homes were built by Mattamy Homes from 2005 to 2010 onwards and some are still being built today – though they are currently in their last phase of building. The majority of structures are detached homes with townhomes coming in behind. The vast majority (91%) are owned with the remaining 9% acting as rentals. The neighbourhood features very aesthetically pleasing frontages and well cared for structures. While not as mature as some other neighbourhoods, you will still find tree-lined streets and winding pathways throughout the neighbourhood.
The average household consists of married families with children, with single parents and children coming in after that. A number of young professionals live in the area as well. The average household income is $156,509 with 78% employed outside of the home, mostly in the sales and service industry with the next group in sciences. 69% of residents have post secondary education and the majority are in the age range of 30-45.
